Selling Process

Below are the expert steps when selling a home in Texas.

The Selling Process

When you are Active in the MLS and showing your property. You should be thinking about these 4 steps before each viewing.

  1. Keep the House Clean and Maintain the Yard/Pool. 
  2. Turn On the Lights During Showings. 
  3. Make Sure The House Smells Good.
  4. Play Soft Music For Showings (Spectrum Cable #1944 or Easy Listening 91.3)

Prepare Home for Showings

  • Meet and discuss your needs and the selling process.
  • Review and sign all documents (listing agreement, contract, disclosures, lease-back, and net sheet)
  • Provide the agent with these items (key, utility bills, property survey/T47, appraisal, and MRTG info)
  • Make sure your property is ready to be shown (repairs/upgrades, ecad, home inspection?)
  • Coordinate photos and virtual tour. Would bringing in a home stagger help?
  • Discuss pre-marketing material (sign, email blast to Real Estate Agents, other marketing avenues)
  • Enter property into MLS (lockbox, flyers, neighborhood material, mass website marketing)
  • Keep electric, gas & water on until closing. It is required for the buyer’s inspectors.

Weekly Market Updates

  • Be prepared for numerous showings. If possible, plan to be away from the house the first weekend.
  • If we do not sell immediately, I will provide weekly updates from agents and about your market conditions.
  • Negotiate Offers (discuss lease-back, consider closing date, non-realty items, verify loan)
  • Option Period (during this time, the home will be inspected and repairs negotiated) After the Option Period (I will be in contact with the buyer’s lender while they complete the loan) 
  • 4-8 days before closing, schedule the termination/transfer of your utilities.
  • 1-2 days before closing, we’ll receive a settlement statement to review our closing numbers.
  • Closing and Funding! Keep in mind, closing is when we sign the documents. Funding is when you receive the money from the sale. Typically, they happen the same day. These documents will be notarized, so please bring your driver's license or a valid passport.

Sell For An Extra 4%-10%

Sell your home faster

· Neighborhood expertise

· Strong marketing/photos

· Pricing strategy experience

· Contractor/vendor network

 

 

This is one of the highest ROI tasks.

Buyers want to see:

· Space

· Storage

· Clean surfaces

· Open flow

Common decluttering targets:

· Kitchen counters

· Bathroom products

· Closets

· Garage shelving

· Kids’ toys

· Excess furniture

Many stagers say removing 25–50% of visible items dramatically improves photos.

 

A stager or decorator helps make the house feel:

· Larger

· Brighter

· More modern

· More emotionally appealing

They often recommend:

· Rearranging furniture

· Neutralizing colors

· Adding lighting

· Removing oversized pieces

· Updating linens/art/accessories

You don’t always need full staging — even a consultation can help.

 

Homes should feel cleaner than “normal clean.”

Focus on:

· Baseboards,  Windows,  

· Carpets,  Ceiling fans, 

· Appliances,  Pet odors

A spotless home signals good maintenance...

 
Small deferred maintenance creates buyer anxiety.

Typical fixes:

· Dripping faucets,  Burned-out bulbs

· Loose handles,  Squeaky doors

· Cracked caulk,  Nail holes

Buyers often assume visible small problems mean hidden large ones.

 

First impressions matter heavily.

Common improvements:

· Fresh mulch

· Trim bushes

· Mow/edge lawn

· Pressure wash driveway

· Paint front door

· Replace old house numbers or mailbox

· Add seasonal flowers

Buyers often form opinions before entering the house.

 

Dark homes show poorly.

Realtors commonly recommend:
