What's Opening At Village At Westlake And Davenport Village This Season

Drive Loop 360 between Bee Cave Road and the Pennybacker Bridge on a Tuesday afternoon and you can watch two shopping centers change character in real time. Scaffolding at Davenport Village. A permit sign in a window at Village at Westlake. New signage where a nail salon used to be. If you already live here, the shifts are close enough to your errand loop that they're worth tracking on their own terms.

Here is the pattern worth naming: within a roughly one-mile stretch of Capital of Texas Highway, both of Westlake's anchor centers are being re-merchandised at the same time, and the tenants signing leases in 2025 and 2026 are aimed squarely at people who work from home part of the week, want a glass of wine at 3 p.m. more than they want a sit-down dinner at 8, and are willing to spend money on the space between fitness and medicine. That is a different Westlake than the one those centers were built for, and it explains what you are seeing behind the plywood.

The Postino Signal At Village At Westlake

The most talked-about arrival is a wine cafe. Postino WineCafé will open its third Austin location at the Village at Westlake, at 701 S. Capital of Texas Hwy., Suite J760. The wine cafe is coming to the Village at Westlake late summer 2026. This will be Postino's third cafe in Austin, with other locations in Bryker Woods and South Central Austin, and it will also be the company's 12th location in the state.

Two things matter about that lease. First, the format. Postino's menu is built around sharing, known for bruschetta alongside charcuterie boards, paninis, salads, and its "Snacky Things" menu, paired with an extensive wine list plus signature cocktails, zero-proof options, and beer designed for long gatherings. Long gatherings is the operative phrase. This is a room built for the 2 p.m. work break and the 5 p.m. handoff between the tennis court and dinner at home, not for a 90-minute turn.

Second, the location. Village at Westlake is not a boutique lifestyle center searching for an identity. It is a dominant shopping center in the heart of West Lake Hills, H-E-B anchored, with high daytime population and 52 office buildings within a three-mile radius totaling over 2.5 million square feet. Postino is not betting on tourists. It is betting on the people who are already there for groceries and dry cleaning.

The company said as much on the way in. In a statement to Community Impact, Postino co-founder and CEO Lauren Bailey called Westlake "one of Austin's most established and community-driven neighborhoods," which she framed as a natural next step.

Davenport Village's Slower, Deeper Reshuffle

A mile north, the story is less about a single headliner and more about a landlord rebuilding a tenant mix from the studs.

Davenport Village sits at 3801 N. Capital of Texas Highway. It is a 129,000 square foot specialty retail and professional office development consisting of 10 one- and two-story buildings, with views of the hill country and Lake Austin and a European-inspired, Mediterranean-style appearance. If you have lived in Davenport Ranch, Westlake Highlands, Rob Roy or Barton Creek for any length of time, you have been in that parking lot.

In March 2025, the owner, Houston-based Whitestone REIT, announced a strategic revamp. The four signed tenants and their footprints are worth listing in one place, because the mix tells the story:

  • Starbucks Reserve, 3,274 square feet. These special Starbucks locations offer premium lines of coffee and interactive coffee experiences focused on barista craft, with artwork by Austin-based artists on the walls, including hand-painted murals.
  • Pvolve, 3,126 square feet. A studio featuring low-impact fitness methods that combine functional movement with resistance equipment.
  • RVE Fitness, 7,815 square feet. A wellness center and gym offering yoga and pilates classes, strength training, massage therapy, nutrition counseling, and saunas and steam rooms.
  • CUBExec, flexible workspace. Private executive suites and conference spaces, several available to rent by the first quarter of 2026.

Read the list twice. There is no anchor grocer being replaced, no big-box arrival. Every tenant is calibrated to a resident who wants premium coffee, a 45-minute workout, a massage, and a quiet office within a five-minute drive of their kitchen. Whitestone's CEO Dave Holeman said outright that Davenport is "one of the best located retail properties in the country given the large tech workforce surrounding it," and that the goal is to transform the merchandising mix to better serve the surrounding community.

The New Local Store You May Have Missed

While the fitness and coffee news traveled, a smaller opening at Davenport Village is arguably more useful for anyone shopping locally for the home.

Laura Parsons, who has run Parsons I.D. for more than two decades, recently expanded her business to include a storefront she calls Branch+Bird at Davenport Village in Westlake. The home furnishing store and design studio showcases a wide assortment of curated items for every area of the home. West Austin can now walk into her store to buy a gift for a friend, secure a vision for their home, or meet with Parsons on-site for a design consultation. The timing lined up when her twins headed to college, and finding the right space took her about a year.

For anyone who has been driving down to South Congress for a hostess gift or a design consult, that trip is now a five-minute errand.

Why All Of This Is Landing At Once

Two centers, one stretch of highway, one 18-month window. That is not a coincidence, and it is not just the post-pandemic retail rotation showing up late.

Look at what Whitestone and Endeavor Real Estate Group are underwriting against. The trade-area demographics are unusual for a suburban retail node. According to leasing materials for Davenport Village, the average Westlake resident is 42 years old, and the median household income here is $183,028 per year. That is a customer with disposable income, a shorter commute than they had five years ago, and enough flexibility in the workday to actually use a wine cafe at 3 p.m. or a strength class at 11 a.m.

The tenants moving in are priced and formatted for that customer. A Starbucks Reserve is not a drive-thru. Pvolve and RVE Fitness are not $19-a-month gyms. CUBExec is aimed at the executive who used to drive to a downtown tower and now wants a private office 90 seconds from home. Postino, at Village at Westlake, is the social layer on top of all of it.

The old read on Westlake retail was that it existed to serve the house: groceries, dry cleaning, hardware, the pediatric dentist. The new read is that it is starting to compete with downtown and South Lamar for how residents actually spend an afternoon.

What This Means If You Live Here Already

A few practical takeaways, without any of the moving-truck theater:

  1. Rethink your Saturday. With Postino landing at Village at Westlake and Starbucks Reserve at Davenport Village, both centers get a legitimate "meet a friend for an hour" option that did not exist here in 2023. That is a 12-minute round trip instead of a 45-minute drive.
  2. The fitness stack is now local. If you have been paying for two memberships, one near work and one in Westlake, RVE Fitness and Pvolve at Davenport put the low-impact and full-service wellness options within the neighborhood.
  3. The home-project ecosystem tightened. Branch+Bird at Davenport Village is a walkable design consult before you ever call a contractor. Pair it with the vendors already anchored in the corridor and you can plan a room refresh without leaving the 78746.
  4. Weekday afternoons get quieter, or busier, depending on which way you cut it. With CUBExec offering private executive suites and conference spaces available to rent by the first quarter of 2026, more neighbors will be working from Davenport instead of Domain or downtown. Traffic patterns in and out of Loop 360 at lunch will shift.

None of these are speculative. All of it is signed, permitted, or open.

The Broader Picture Behind The Marquee

Zoom out and the Westlake corridor is not the only one shifting. Community Impact's August roundup for the Lake Travis–Westlake area logged new restaurants, gyms and a brewery among 18 business updates for the month. That churn is real. What is different about the two centers profiled here is the coordination: two landlords, Whitestone at Davenport and Endeavor at Village at Westlake, are re-tenanting the two most-visited retail properties in the neighborhood at essentially the same time, and they are targeting the same resident with different pieces of that resident's week.

This cycle is about editing, moving out low-traffic tenants and moving in higher-touch, higher-margin ones. It is a quieter shift, but on a Tuesday afternoon at 2 p.m. late this summer, when the Postino patio is full and a Reserve barista is pulling a slow shot two miles away, you will feel it.
